Most companies are already starting to do it, but it seems that CommonFloor already has a good collection, at least in Bangalore. On the one hand, it keeps trying to enable your Wi-Fi, which feels intrusive.
Secondly, when you want to contact a landlord, sometimes you have to re-enter your phone number even after logging in. Many of the homeowners also made mistakes in their CommonFloor listings, for example, the date of possession or the deposit amount were often incorrect. It's also worth noting that CommonFloor as a platform is extremely spam: you'll receive a lot of email and SMS notifications, which can be useful, but if you're in the app, it would be better if everything was contained within it. That's great and can save you a lot of time.
While the website seems very outdated at the moment, the application is fast, fast and attractive. In terms of listings, we found plenty to choose from, though we'd like 99acres to add a sort by distance option, along with price and date options. If you're using 99acres, stay in list mode, as it has all the information you need anyway. Makaan comes with a chat interface: you can also tap buttons on the chat bubble to use it as a GUI, and it has a great looking interface once you've done a search. You can add more filters and everything is very easy to understand.
The map view doesn't search as you move around, so it's only useful for quickly seeing where the houses are, but once you've done that, you can log in, create a shortlist, and plan property visits, all within the app. You'll also receive SMS notifications, though it's not as bad as CommonFloor. However, the biggest problem is that the number of listings we found (excluding broker listings) was one-third of what we would see on CommonFloor or 99 acres. It is one of the best real estate apps in India, which puts all complex property search parameters into a simple and intuitive interface.
